A 1031 Exchange, also known as a tax-deferred exchange, is a common, fairly straightforward strategy that affords significant tax advantages to commercial property owners. Thanks to IRC 1031, real estate investors may sell or relinquish certain qualified property, reinvest proceeds from that property and acquire a replacement property, pursuant to certain time limitation and other regulations. There is also a Deferred Sales Trust that works similar to a 1031 in reverse so that you can sell your property without identifying another property immediately by putting the proceeds in a Deferred Sales Trust. Both tax deferral strategies are handled by a 1031 accommodator and it is recommended that you talk with a professional should you desire to learn more.
